Plans Revealed for 491 New Homes on Edge of Kendal

Plans have been submitted for a major new housing development on land off Burton Road in Kendal.

Developer Story Homes has applied to Westmorland and Furness Council for permission to build 491 new homes. The scheme would include a mix of properties ranging from one-bedroom to six-bedroom homes. With 35 per cent planned as affordable housing.

The development would be one of the larger housing schemes proposed for Kendal in recent years. If approved, it would create a new neighbourhood on the edge of the town. With green space, new public areas and improved walking links.

Affordable Homes Included in the Plans

A key part of the proposal is the affordable housing offer.

Story Homes says 35 per cent of the homes would be classed as affordable. This could help people who are struggling to buy or rent on the open market. Although the final details would depend on the planning process and legal agreements.

Affordable housing is a major issue across South Lakeland, where high house prices and demand for homes can make it difficult for local people to stay in the area. Westmorland and Furness Council’s affordable housing guidance says affordable homes are aimed at people who cannot afford to buy or rent at open market prices.

£4 Million for Local Infrastructure

The developer says the scheme would also provide around £4 million for local infrastructure through planning agreements.

This money would be used for improvements linked to education, healthcare, transport and community facilities. The plans also include new pedestrian connections to Natland village. Which could improve walking routes between the development and nearby areas.

These contributions are likely to be closely watched during the planning process. Large housing schemes often raise questions about pressure on roads, schools, GP services and local facilities. So residents may want to see clear details on how the money would be spent.

Green Space and Walking Routes

Story Homes says the Burton Road plans focus on creating a “vibrant neighbourhood” with green spaces, public areas and improved rights of way.

The developer has said the scheme is designed to respect the character of Kendal while improving local connectivity. Adam McNally, Story Homes’ Cumbria and Scotland head of land and planning, said the plans respond to local housing needs and aim to complement the town.

Story Homes already has a presence in Kendal through developments including Brigsteer Rise, The Beeches and Kendal Parks Farm.

What Happens Next?

The application will now be considered by Westmorland and Furness Council.

As part of the planning process, the council will assess issues such as traffic, access, drainage, design, affordable housing, open space and the impact on local services. Local residents and organisations are also expected to have the chance to comment.

The proposal could bring hundreds of new homes to Kendal, including a significant number of affordable properties. However, it is also likely to prompt debate about whether local roads, schools, health services and other facilities can cope with a development of this size.
