Plans for Barrow Takeaway & HMO at Dalton Rd

New plans have been submitted for 52-56 Dalton Road in Barrow, updating a project approved earlier in 2024. The revised scheme includes a new flat roof dormer at the rear of 54-56 Dalton Road. The buildings will be converted into a mix of homes and business spaces.

The ground floor of number 52 will change from a shop to a hot food takeaway. Upstairs, the existing flat will be remodelled into two en-suite bedrooms. At 54-56 Dalton Road, the ground floor will become a cafe, while the upper floors will be converted into a four-bedroom house in multiple occupation (HMO).

Details of the New Dormer Addition

The fresh application adds a flat roof dormer to the rear of 54-56 Dalton Road. Apart from this, there is no plan to increase the building’s overall size. The design statement confirms the existing structure can support the proposed changes.

Conversion of Number 52 to Takeaway and Flats

The ground floor of number 52 Dalton Road will be transformed from a retail shop into a hot food takeaway. Above this, the current flat will be redesigned to create two bedrooms, each with its own en-suite bathroom.

Cafe and HMO at 54-56 Dalton Road

The ground floor of 54-56 Dalton Road is planned to operate as a cafe. The upper floors, formerly used for storage and staff facilities, will be converted into a four-bedroom HMO. Each bedroom will have an en-suite bathroom, meeting and exceeding minimum living standards.

External Changes and Access Improvements

The scheme includes a new external staircase at the rear to serve the first and second floors. The roof will be replaced with fibre cement slates, and the new dormer will be finished to match the existing style. The overall appearance of the buildings will be refreshed and improved.

Background and Planning Status

The application was submitted to Westmorland and Furness Council by Ian Mock Properties Limited. Work or change of use reportedly began on 28 June 2024. One of the buildings was previously a Boots Pharmacy, which closed in October 2019.

These plans aim to revitalise the town centre by combining commercial and residential uses while maintaining the building’s character.
